-Act as Owner representative for the general contractor
-Estimate and bid construction costs
-Issue all revision change orders from general contractor to developer
-Develop and manage construction scheduling
-Project manage all day-to-day construction activities
-Negotiate all subtrade contracts
-Liaison between developer, architect, engineers, interior designers, and general contractor
-Manage all building department and third-party inspections
-Supervise construction quality control
-Supervise construction completion and deficiency repairs until certificate of occupancy is issued.
Initially when Town Associates was hired as the general contractor’s owner representative, the general contractor was slated to lose $550,000 of the $900,000 estimated profit. Due to the general contractors estimating team errors in bidding and omissions of several construction items. Also, the initial construction was started, and several errors were made in procedure and scheduling. Town Associates rebid the entire project, re-negotiated most of the subtrade contracts, negotiated a release from several subtrade contracts and replaced with new subtrades. Also, Town Associates analyzed the contract drawings to the approved permit drawings and issued approximately $1,450,000 in change orders to the developer. Town Associates also worked with the owner’s architect and engineers and helped redesign several key components of the project, which reduced construction costs and construction schedule time. The combination of the new subtrades, re-negotiated subtrade contracts and the new change orders turned the project around for the general contractor where the profit is estimated to be approximately $1,100,000. Currently Town Associates is managing all day-to-day construction and scheduling activities and the project to date is seventy percent completed. The project is on track to meet the new construction schedule and to produce the estimated profits for the general contractor.
